HEDON ROAD - Land of 0.7 acres (0.28 Ha.) has been offered to the market for sale at a guide price of £175,000. The frontage land located on the south side of Hedon Road opposite Marfleet Lane is anticipated to generate a good level of interest with a number of expressions of interest having already been registered. This instruction follows the sale earlier in the year of c. 2 acres (0.8 Ha.) located further west on Littlefair Road. Marketing of this land resulted in sharp interest from the outset that quickly progressed into a number of offers from both owner-occupiers and investor/developers. Now sold to an established property investor the land will be developed for commercial use with an anchor occupier having already been secured for part of the site.
Matthew Tomlinson said ‘available commercial development land opportunities across the City are now scarce. Land with prominent frontage to an arterial road typically generates further interest for obvious reasons with the prospect of higher value uses including showroom, trade sales and drive-thru operations. The Hedon Road land has c. 80m (262 ft) roadside frontage and in terms of company signage alone it will certainly helps to put the occupier on the local map.'
The Hedon Road corridor has been subject to significant investment in recent years. The ABP/Siemens collaborate venture to build an off-shore wind turbine manufacturing, assembly and servicing facilities has served as a catalyst and will be the centrepiece of GPH (Green Port Hull) in delivering the vision to establish Hull and the East Riding of Yorkshire as a world class centre for renewable energy. GPH spans employment land totalling 500 Hectares and is supported by Enterprise Zone status. Scotts Property has been instrumental in relocating a number of the original Dock occupiers and acquiring land in excess of 30 acres beyond GPH.
